Samui has a smaller, more seasonal guest base than Phuket, a shorter high season, and a villa stock that skews toward private pool villas rather than resort-branded units. That means pricing power depends more on direct distribution and word-of-mouth, and less on brand affiliation. It also means shoulder-season management quality matters more here than in markets with year-round demand.
Usually more than the management fee itself. The visible cost is a management fee difference of a few percent. The invisible cost is mispriced nights during shoulder season, slow guest response times that tank OTA ranking, deferred maintenance that becomes a bigger repair later, and staff turnover that resets institutional knowledge.
