Background

Why this exists.

I started operating villas in Koh Samui because I bought one and the management options in front of me were either absentee agencies collecting a commission for forwarding OTA messages, or informal local arrangements with no reporting and no accountability. Neither was good enough for a seven-figure asset.

So we built the operation we wished existed: pricing managed actively across seasons, maintenance handled before it becomes a guest complaint, staff who are trained and retained, and owners who get a real monthly report instead of a bank transfer and a shrug.

Samui Pro is that operation, opened up to other owners and investors. Every villa we manage today runs on the same system described on this site — the tools, the market numbers, the reporting. None of it is theoretical.

Not brochure knowledge — the specific, sometimes unglamorous lessons that come from operating, not just observing.

On occupancy

Occupancy is a decision, not a fact about a villa. Two nearly identical villas a street apart can run 15 points apart in occupancy purely because of pricing discipline and how fast someone answers a booking enquiry.

On pricing

Static pricing is the single most common mistake we see when we take over a villa. Rates set once at listing and never touched again leave money on the table in high season and kill conversion in low season.

On guest operations

Most guest problems are logistics problems wearing a service complaint's clothes — a late check-in, a broken AC unit, a confusing arrival instruction. Fix the logistics and the reviews take care of themselves.

On housekeeping

Turnover housekeeping is the most underestimated operational risk in villa rental. A missed turnover during a same-day booking is the fastest way to a one-star review and an OTA ranking penalty.

On maintenance

Pools, AC units, and tropical weather don't wait for a convenient time. Deferred maintenance in this climate compounds fast — a small pump issue ignored for a season becomes a five-figure repair.

On OTA realities

Platforms reward response speed, review velocity, and calendar accuracy as much as they reward the villa itself. Two owners with the same product get different algorithmic treatment based on operational discipline alone.
